For home builders

Pool construction for spec and custom home builders

Three home builders run their pool scope through Pool Pros today, and two more are coming aboard. One licensed concrete pool contractor carries it end to end — 3D design, engineered plans, permitting, shotcrete, and a 28-day startup — with over 700 projects behind it.

A pool scope you can hand off whole

A pool on the plan means a second contractor on the lot. Pool Pros carries that scope end to end — the 3D rendering your buyer signs off on, engineered plans, permitting with the local authorities, and a crew with over 700 projects in the ground across more than 10 years — so the builder of record has one call to make.

Built under Contractor License CPC1461047, with a 5-year workmanship warranty on every pool.

The pool waits for the house

A pool on a builder's lot cannot run start to finish, so it doesn't. Typically we build it in three stages and pause between them, which keeps the pool out of everyone's way and lands it finished at the end, not months early.

Halfway, then pause

We take the pool to roughly the halfway point, then stop so the rest of the house can catch up.

To about 90%, then pause again

We come back and bring it to about ninety percent complete, then pause a second time.

Finished as the house is finished

We return for the last stretch and complete the pool right as the house is being completed.

The handoff

Ready when the house is

The last stage is timed to the house: the pool is finished, filled and into its 28-day startup as the build completes.

The two things builders ask about next

After the schedule, it is usually who does what — and how much chasing it takes to find out where things stand.

Your scope, your call

Keeping the decking, the screen enclosure or the landscaping for your own trades? We work around it. Want us to carry all of it instead? We can do that, and we can take on more scope later at your convenience — coordinating with your other contractors as the job needs.

You always know where it stands

We send photos and video as the work moves, and the updates come without being asked. You should not have to drive out to the lot, or chase us, to find out where the pool is.

Builder questions, answered

Do you work with spec home builders, or only directly with homeowners?

Both. Three home builders currently run their pool scopes through Pool Pros, with two more coming aboard — alongside the homeowner work the portfolio shows.

Can you build around our construction schedule?

That is the normal way we run a builder's job. Typically we build to about halfway, pause so the house can catch up, come back and take the pool to about ninety percent, pause again, then finish it right as the house is completed.

Do we need to be on site while you work?

No. We send photos and video as the pool progresses and keep the updates coming without being asked, so you always know where it stands.

Can you take on the decking and screen enclosure too, or just the pool?

Either. We work around whatever scope you keep for your own trades, and we can take on more at your convenience — coordinating with your other contractors as needed.

Who handles engineering and permitting?

Pool Pros does. Once the design is finalized, engineers draw up the structural plans and our team manages permitting with the local authorities.

Where do you build?

Across the Greater Tampa Bay area — Pasco, Pinellas, Hillsborough, and Manatee counties. The areas we serve page breaks it down by city.

What does the buyer get at handoff?

Twenty-eight days of startup maintenance once the pool is filled, so the interior finish cures properly and the water chemistry balances — and a 5-year workmanship warranty on every pool.
